Asking these questions also tells you something the answers themselves do not: whether the person standing in your yard can explain their own method in plain language.

The 10 Questions to Ask Before You Sign

Ask all ten, write down the answers, and compare the answers rather than the totals.

1. How deep is the base, and how will you compact it?

Ask for a number in inches, and ask what soil they expect to find. ICPI Tech Spec 2 puts the minimum compacted base for patios and pedestrian areas at 4 inches over well-drained soils, and says bases must be thicker in colder climates and on continually wet or weak soils. Unilock's installation chart translates that into subsoil types: 6 inches of gravel over sandy soil, 8 inches over silty soil and 10 inches over clay, which works out to about 14 inches of total excavation once you add the 1-inch bedding layer and the paver. Compaction matters as much as depth. Tech Spec 2 calls for compacting the base in 4- to 6-inch lifts with 7,000 lbf reversible plate compactors, and notes thinner lifts for machines in the 5,000 lbf range. Ask how many lifts, what machine, and whether the subgrade is compacted before any gravel goes down.

2. Where does the water go?

A patio changes where rain lands and where it drains, so the answer should be specific: which direction the surface falls, how much fall, and what happens at the low end. Tech Spec 2 states that slopes should be a minimum of 1.5 percent, roughly 3/16 inch of fall per foot of run. Ask where your downspouts discharge relative to the new surface. A downspout emptying beside a patio is one of the most common reasons a base washes out from underneath, and rerouting it during the build costs almost nothing.

3. What edge restraint are you using?

Edge restraint is the perimeter that holds the field of pavers together. CMHA's application guide calls edge restraints essential to performance, because they provide the lateral resistance that keeps the units interlocked. Tech Spec 2 adds that at least 1 inch of vertical restraining surface should contact the side of the paver, and that restraints are normally set on the finished base rather than on the bedding sand. Ask what material they use and where it is spiked. If the answer is that the surrounding soil holds the edge, the perimeter will creep and the joints will open.

4. What goes in the joints?

Most residential patios here are finished with polymeric sand, and the product has real requirements. Techniseal's technical data sheet for EZSAND calls for a minimum joint depth of 1.5 inches, joint widths between 1/16 inch and 1/2 inch, and mechanical compaction, which the sheet describes as mandatory. It also requires temperatures above 32 degrees Fahrenheit for 48 hours after installation and a 30-day wait before cleaning or sealing. Ask which product they use, what joint depth they leave, and whether the weather window allows the dry time the sheet calls for.

5. Who pulls the permit?

The Village of Skokie's building permit page states that most construction or home improvement projects in Skokie require a permit, and lists patios among the projects that do. Requirements differ village by village across the North Shore, so the real question is who is responsible for getting it. Unilock's contractor checklist frames it the same way: will permits be required, and if so, who secures them? Get that answer in the written scope rather than in conversation.

6. Can I see proof of insurance?

Ask for a certificate of insurance, and ask that it come from the agent or insurer rather than as a photo on a phone. Unilock's checklist treats documentation as its own category, covering liability insurance and workers' compensation for the people who will be in your yard. Check that the coverage dates cover your project window and that the business name matches the contract. 7. Can I see work you finished more than two years ago?

This is the most useful portfolio question, and it comes straight from Unilock's guidance to homeowners: ask to see projects completed more than two years ago so you can see how the work holds up over time. Photographs taken the week of installation tell you nothing about frost. Two Chicago winters do. Unilock also suggests checking whether the pavers minimize awkward cuts, whether curves avoid large gaps, and whether the edge restraint is still in place. Ask for two or three recent clients and call them.

8. What exactly is in the written scope?

A scope of work should name the base depth, the aggregate, the bedding and joint materials, the paver product and color, the finished square footage, the slope direction, the edge restraint type, and what is excluded. HomeGuide advises getting at least three quotes, always in person, and being skeptical of low bids. It also gives a payment rule worth repeating: upfront payments should only cover the cost of supplies, not labor. Ask whether prep and cleanup sit inside the bid, and whether any part of the job is subcontracted.

9. What is the timeline?

Two numbers make a schedule real. Angi puts professional completion of a 300-square-foot patio at 35 to 40 hours, and HomeGuide notes that a two-person crew installs roughly 100 square feet of pavers per day. Ask how far ahead they are booking, how many working days your patio needs, and what rain does to the schedule. Unilock's checklist also suggests asking whether the person you are meeting stays on site or hands you off to someone else.

10. What does cleanup include?

Ask what leaves the site and who pays for it. HomeGuide's line-item breakdown prices dumping at $0.30 to $0.50 per square foot and clean-up at $0.15 to $0.30 per square foot, and lists dump fees of $40 to $60 per ton on the do-it-yourself side, so this is a real cost sitting somewhere in every quote. Ask whether excavated clay and any demolished surface are hauled away, whether the lawn and beds get repaired, and whether the final pass includes washing the new surface.

Red Flags That Should End the Conversation

Most bad patio projects are visible in the sales process long before they are visible in the yard:

  • A firm price over the phone or from a satellite image, with no site visit. HomeGuide advises always getting estimates in person.
  • A bid well below the other two with no explanation of where the difference lives. Base depth and excavation are the usual answer.
  • A large cash deposit that covers labor. Per HomeGuide, upfront money should cover supplies only.
  • No base depth, no slope figure and no edge restraint named anywhere in the written scope.
  • A blanket "we never pull permits for patios" in a village whose own page lists patios as permit work.
  • Pressure to sign that evening for a discount that expires overnight.

Two honest quotes for the same patio can be written in completely different shapes. A per-square-foot quote multiplies a rate by the finished area and is easy to compare, but it hides how much of the rate is base work. A lump-sum quote gives one number for the project, which is how most residential hardscape work is sold, and it only becomes comparable when the scope underneath is itemized. Ask every bidder for both.

HomeGuide breaks base materials down to the component: geotextile fabric at $0.30 to $0.50 per square foot, Class II road base at $0.60 to $0.80, bedding sand at $0.30 to $0.40, edging at $0.10 to $0.20, and joint polymeric sand at $0.10 to $0.30. A quote that never mentions geotextile or edging on a clay lot is leaving something out. Freeze-thaw and clay subsoil

Much of Skokie, Evanston and the surrounding North Shore sits on dense clay that drains slowly and holds water. Water held in soil expands when it freezes, lifting whatever sits above it, and our winters cycle through that repeatedly. The standards account for it directly: Tech Spec 2 says greater base thicknesses are often used in regions with numerous freeze-thaw cycles, expansive soils or very cold climates, and Unilock asks for 10 inches of gravel under a patio on clay against 6 inches on sand. Tech Spec 2 also rules out a late-season shortcut, stating that frozen base material should not be installed and base material should not be placed over a frozen soil subgrade.

Village permits and contractor registration

Permit practice is genuinely local.
